Finding the right tenant:In today’s economic environment many people cannot qualify to purchase a home but are still making a steady income and can afford to pay rent which is stimulating a high demand for rental properties. Once an application is submitted to us a credit check, rental history check, criminal background check and employment verification is done.
Lease Preparation and Moving In:Leasing Lifestyles has the lease prepared and collects the funds prior to the tenant(s) moving in, we make sure all utilities are turned over to their name by collecting the account numbers and verifying. We supply tenant with a move in checklist which we completed together at move in. It is signed and returned to us within 24 hours, at move out we use the same check list to make sure the home was treated well. We are educated, trained and in compliance with local and state codes and landlord/tenant laws.
Property Maintenance:We treat your home as if it was our own. It is our policy when maintenance issues occur that we treat it promptly with care and in the most cost effective manner with the team of vendors we have in place. Tenants are able to contact us with any issue 24 hours a day 7 days a week. If there are any major issues that need repair that are not considered a 24 hour emergency we will solicit 3 estimates to provide you the best and most economical choice.
Property Inspections:We do regular drive bys of our properties to insure they are being well taken care of. As an option to you we also provide quarterly inspections inside the home with an update and photos emailed to you.
Rent Collection and Distribution:We give the tenant(s) the option to pay rent sent by mail or online. You the owner are provided a clear monthly financial statement, annual tax documentation and centralized accounting.
